Many\n  borrowers sit back after paying their last home loan EMI unaware of the fact\n  that the home loan is not yet closed unless it is legally documented by the\n  lender. NOC is this legal document which claims that the borrower does not\n  owe more to the lender. <\/em><\/strong>\n  <\/td><\/tr><\/tbody><\/table><\/figure>\n\n\n\n<p>In our previous post we have already discussed in brief about\nNOC, its significance &amp; when- in what context the NOC is mandatory and\nneeds to be obtained. In the present\nblog we will highlight the magnitude of NOC in particular to the closure of <a href=\"https:\/\/www.loanfasttrack.com\/home-loan\/apply-online-now.html\"><strong>home loans<\/strong><\/a>. <\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>No Objection\nCertificate Meaning<\/strong><\/h2>\n\n\n\n<p>On closing the home loan, it is important the borrower takes 2\nimportant documents from the lender Bank\/NBFC\/HFC: 1) The original documents\nwhich are in lender\u2019s custody pledged for availing the home loan &amp; 2) Home\nloan no due certificate i.e. No objection certificate (NOC). <\/p>\n\n\n\n<p>Also referred to as no dues certificate, an NOC is a legal document\nwhich is to be obtained from a lender once the <a href=\"https:\/\/www.loanfasttrack.com\/index.html\"><strong>home loan<\/strong><\/a> is\ncompletely\/fully paid off. (By fully paid off means, with the repayment of the\nentire principal and interest amount thereon, any closure charges if any, late\npayments or other overdue amount or outstanding dues if any are also paid\nback). It acts as a legal proof which claims that the borrower has paid off his\nhome loan completely and does not owe any more to the lender and that your\nproperty is now collateral free. The lender therefore does not have any legal\nrights on the property collateral henceforth. On the other hand, it is also noticed that very little, however, is\nspoken on what needs to be done upon successful closure\/ completion of home\nloan. Therefore, let us understand the prominence of obtaining the home loan\nclosure NOC once the home loan is foreclosed.<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>NOC exonerates\nall rights of the lender on the collateral<\/strong> <\/li><\/ul>\n\n\n\n<p>Till the NOC is received the lender\nreserves the rights on the property of the borrower, pledged to avail the home\nloan. Once the house loan NOC is received the lender no longer will be the\ncustodian of the property pledged, NOC removes the lien from the property, and\nthe borrower then owns a debt free property. <\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>NOC impact on\nCIBIL scores &#8211; improves the credit ratings of the borrower<\/strong><\/li><\/ul>\n\n\n\n<p>CIBIL has an important role to play in\nthe lending business. The lender ascertains the risk for funding on the basis\nof CIBIL scores of the borrower. Hence it is of vital importance for the\nborrower to maintain a good credit history and to make timely repayments of his\nloans in order to maintain the CIBIL scores. Improved ratings also form the\nbasis for future loan borrowings by the borrower. Any delay or overdue payments\nhampers the CIBIL score and hence if the NOC is not obtained from the lender\nthe CIBIL records will reflect that the home loan is not yet closed and will\nreduce the credit ratings of the borrower. If the\nNOC is not obtained the lender continues to own legal rights on the property\nand therefore the borrower cannot sell the property even though he remains the\nowner of the property. By obtaining the NOC from the lender the borrower can\nhassle free sell his property without any legal dispute.&nbsp; <\/p>\n\n\n\n<ul class=\"wp-block-list\"><li><strong>NOC also helps\nto get the insurance claim settled (if any) hence it is important the borrower\nrequests bank for home loan NOC on foreclosing the loan.<\/strong><\/li><\/ul>\n\n\n\n<p>Remember, if NOC is not obtained, the dues might reflect\noutstanding and the lender might ask to clear the outstanding amount which is\nalready paid by the borrower. At times in the dispute the lender may also take\nlegal action against the borrower for non-payment of the outstanding dues, if\nthe NOC is not obtained.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>What is mentioned in\nthe <\/strong><strong>no objection certificate format for\nbank loan?<\/strong><\/h2>\n\n\n\n<p>The NOC for loan closure format contains the following\ninformation:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>The name and the property\naddress of the borrower.<\/li><li>Date of issuing the NOC.<\/li><li>Name and address of the\nlender Bank\/NBFC\/HFC.<\/li><li>Loan details- home loan amount taken, loan\naccount number, loan closure date.<\/li><\/ul>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>How to obtain the NOC\nfrom a lender?<\/strong><\/h2>\n\n\n\n<p>Generally, the lender sends the NOC via post to the registered\naddress i.e. the address mentioned on the loan application with the lender.\nSometimes the borrower has to raise a written request for home loan NOC to the\nlender. Since the NOC is sent via post it is important the borrower updates the\nlender for any change in his communication address if he has moved to a\ndifferent address and updates his address in the lender records. Alternatively,\nhe can also visit the lender branch to collect the NOC in person.<\/p>\n\n\n\n<p>Now-a-days some lender Banks\/NBFCs\/HFCs also provide the\nelectronic way of downloading the NOC. The borrower can simply visit the online\nportal \/ official website of the lender or login through the lender\u2019s app and\ninstantly download the NOC letter format for bank after paying the last <a href=\"https:\/\/www.loanfasttrack.com\/emi-calculator.html\"><strong>EMI for home loan<\/strong><\/a>, alternately he can\nalso have it forwarded to his registered email address.<\/p>\n\n\n\n<p>Remember, if the property is registered with the registrar, the\nborrower along-with the representative from the lender Bank\/NBFC\/HFC has to\nvisit the registrar with the NOC (to be submitted with the registrar), in order\nto get the lien mark removed from the property.
